NAPA Site Plan, Conditional Use Permit, and Variance
The applicant hopes to redevelop the former Corcoran Liquor site at 19905 75th Avenue North for construction of a new NAPA Auto Parts in addition to two retail tenant spaces. The conditional use permit will allow for automobile retail while other retail uses are a permitted use. The request for a variance will allow for a 16-foot parking setback instead of the required 100-foot setback from County Road 116.
After the Planning Commission meeting on April 1, the applicant revised the plans with the following changes:
- Eliminated the loading dock on the west side of the building.
- Increased the building depth from 65' to 80'.
- Increased the building size from 15,200 sq. ft. to 16,000 sq. ft.
- Eliminated the drive-thru on the north.
- Changed the parking on the west from 90-degree to parallel stalls.
Additionally, the applicant prepared a two-phase plan. The NAPA space of 12,800 sq. ft. will be constructed in phase 1 along with the construction of parking projected for current and future needs. Phase 2 is for a future addition of 3,200 sq. ft. of space for future tenants.
